The Denver Assessor’s Office estimates the original build date of the building as 1925. While no building permit could be found to confirm the exact date, a comparison of Sanborn Fire Insurance Maps, Denver Post archives, and Denver city directories indicate that a 1925 build date is accurate. The property was sold in mid-1925 by Robert M. Hardaway to W. J. Rigg & Sons.  It is possible that either was the owner when the building was constructed.

An advertisement in the Denver Post dating back to June 7, 1925 under the headline Rob Roy Apartments reads as follows: “12th & Washington. New Building. New Furnishings. Everything complete. Including all linens. Table Service. Kitchen Utensils. Overstuffed furniture. Floor Lamps. Most beautiful in city. $45to $65.”
